One Mississippi

San Diego, CA

A 6-story mixed-use, 100% affordable housing development comprised of 61 bright and open units -- a mix of studios, one and two bedrooms ranging from 420 sf. - 900 sf. Mississippi St bounds the site to the East, El Cajon Blvd to the North, and an alley to the South, a prominent intersection in North Park on El Cajon Boulevard near the historic Lafayette Hotel. 

The design of One Mississippi was to capture the vibrancy of the North Park neighborhood. A corner cut-out of the building creates excellent views of the boulevard, while the corduroy façade brings light and shade, adding dimension to the building with subtle pops of color. 

Many common amenities spaces are provided to support residents in hopes to make this place feel like home. A protected and pleasant courtyard patio at the center of the site, first-floor residence flex space that includes a community kitchen and big screen TV, work-from-home/meeting space with floor-to-ceiling windows, a “tree house” terrace on Level 3, a BBQ terrace on Level 5, a secured bicycle garage, and a laundry room. Approximately 2000 sf. of the ground floor is dedicated to a Class A retail space on the Boulevard with sidewalk café style seating. Soon to be occupied by an establishment in North Park since 1988, Mama’s Bakery & Lebanese Deli.
