Citrus Villa

Chula Vista, CA

Citrus Villa pays homage to Chula Vista’s vibrant history as the “Lemon Capital of The West.” Designed to serve as a repeatable model, this housing community features 58 affordable apartments tailored for low-income and at-risk seniors aged 55 and above. The building offers a variety of living options, including fully-appointed studios and spacious one-bedroom apartments.

Each apartment is designed with comfort and convenience in mind, boasting private balconies that invite residents to enjoy fresh air and sunshine, expansive closets for ample storage, full-size kitchens equipped for culinary adventures, and generously-sized operable windows that flood the spaces with natural light, creating a welcoming atmosphere.

Residents of Citrus Villa benefit from a variety of amenities, including a communal room complete with a full kitchen, a cozy reading nook for literary escapes, and a well-equipped exercise studio to promote health and wellness. Outdoors, two beautifully landscaped garden-level terraces provide tranquil spots for relaxation, while a furnished sky deck offers stunning views and a peaceful retreat beneath the cloudless skies.

The architecture of Citrus Villa harmoniously integrates with its surroundings, enlivening the Third Avenue sidewalk near Chula Vista’s historic downtown. Large storefronts contribute to a vibrant street presence, complemented by playful signage and a stunning mural inspired by the area’s rich flora and fauna. The choice of colors and decorative details pays homage to Chula Vista’s unique bi-national heritage, celebrating the community's cultural roots.

Rooftop solar panels, low E glazing, high efficiency HVAC equipment and Energy Star appliances are insuring sustainability and responsible resource use. All planting is drought tolerant and irrigated using the most water-wise systems.

The Citrus Villa apartment complex is place-specific senior housing done right.
