Kimball Highland

National City, CA

Kimball Highland is a uniquely holistic development in the heart of National City. The masterplan for the several blocks east of Kimball Park establishes a walkable, intergenerational urban village that connects families and older adults with health services, affordable housing, shopping, transportation, and community engagement. Through a public-private partnership, the masterplan includes the new construction of an 8,000 sf senior center to be operated by the City of National City, a federally qualified health center and a PACE Center (Program of All-inclusive Care for the Elderly) both developed and operated by San Ysidro Health, and 145 affordable homes for families and seniors on very low-, low- and moderate-incomes. These new additions complement the recently renovated 9-story Kimball and Morgan Towers, that provide 300 homes for seniors alongside a nutrition center where seniors can eat for free.

Kimball Highland West features 84 units within 4 stories over the senior center at ground level. The building’s scale is broken down into smaller masses by deep, colored recesses in the façade and a series of bay windows that face towards Kimball Park. The south face of the building includes a ground level arcade to shade the senior center windows and provide a protected entry. A paseo along this edge connects the new development with Kimball and Morgan Towers in a campus-like environment and provides a walkable connection from the park to the senior center and to the retail center beyond. Ample surface parking and a small parking garage are conveniently tucked behind and below the L-shaped building. The residential building entry is from a private landscaped courtyard at the front side. An outdoor resident amenity space is also provided at the rear with BBQ area, lounge seating and a kids play area that is overlooked by the laundry and community room.

Kimball Highland East is situated on top of the hill directly adjacent to the new health & PACE center. The 5 story building includes 61 units over a single story parking garage. The architecture of both projects is similar in the use of colors, materials and elements such as recesses, bay windows and overhanging roofs. Resident amenities are located at the second level, where the laundry and community room open up to an expansive courtyard with a BBQ area with shaded seating, multiple lounge areas, an outdoor game area and a large play structure.
