ORANGE PLACE COOPERATIVE

Thirty-two one-, two-, three-, and four-bedroom townhouse units stretch along this long, narrow site on a small street in old Escondido. The units are grouped to form edges and make useable, defined outdoor spaces in the tradition of Southern California's bungalow courts. Alternating between the "people" spaces are motor courts of a manageable scale. Each of these three courts were treated as landscape areas that also function for the storage of cars. By breaking the parking into smaller lots, autos remain convenient but are prevented from overwhelming the site.
